The demand for office space in India’s key cities is on the rise. According to a report by Colliers India, a total of 66.4 million sq. ft. of office space was leased in 2024 across Delhi-NCR, Mumbai, Bengaluru, Pune, Hyderabad, and Chennai. This number is projected to reach 70 million sq. ft. by 2025.

As per the report, GCCs, tech companies, and flexible workspace operators are the primary drivers of this demand. Besides, businesses are increasingly opting for high-standard Grade A office spaces, boosting the office market in Delhi-NCR and Hyderabad.

Prakash Mehta, Chairman & Managing Director of Ocus Group, says, “Companies in Delhi-NCR are increasingly prioritizing office spaces with superior infrastructure and modern amenities. Rather than focusing solely on size, corporates now seek smart, well-connected, and strategically located workspaces. Further, connectivity and accessibility have become other key decision-making factors. Grade A office spaces in Noida’s Sector 99, with state-of-the-art facilities and seamless connectivity, are emerging as prime choices for businesses. Hence, this shift is also creating lucrative opportunities for developers investing in premium office spaces.”

Harsh Gupta, CEO of Sundream Group, highlighted the growing demand for Grade A office spaces in Gurugram and Noida. He stated, “IT, BFSI, and startup companies are shifting away from traditional office locations in favor of premium office spaces. To enhance employee experience and productivity, businesses are moving into high-standard workspaces. This trend is expected to strengthen further, unlocking new opportunities in the real estate sector.”

Ajendra Singh, Vice President (Sales & Marketing) at Spectrum@Metro, noted that office space demand is no longer confined to large corporates. He remarked, “SMEs and new startups are now investing in modern, high-quality office spaces. Companies are prioritizing offices with excellent infrastructure to enhance brand reputation and productivity. The coming years will see a surge in demand for premium office spaces, leading to the expansion of Grade A office developments in Delhi-NCR, Gurugram, and Noida.”

Therefore, from the insights from Colliers India and industry experts, it is evident that office space demand in India’s major cities will continue to grow in 2025, particularly for Grade A and high-standard locations. This trend is expected to be more pronounced in Delhi-NCR, Mumbai, and Bengaluru, making it an opportune time for investors and businesses to focus on prime office locations.
